TREASURER’S REPORT
Treasurer’s report was presented to members of the GRA.

SPECIAL GUEST SPEAKER:
We were privileged to have Matthew George, Real Estate agent from Barry Plant Real Estate, Glaststone Park.
He spoke about the general and current real estate market . Some residents asked questions regarding the state of the local Greenvale property market and their concerns regarding stagnant property prices in Greenvale

Some of the points that were raised by Matthew in the meeting were:
-          Greenvale has higher median property prices in north western Melbourne
-          Diane asked Matthew if there was a demand for people to come to Greenvale. Matthew said “yes, of course’
-          He has experienced many residents from Roxburgh Park selling up and moving to Greenvale as a up-grade
-          Matthew said that the reason sometimes propertiessold  in Greenvale don’t show/advertisen the sold price is because vendors  have decided to not disclose the sold price and not release it to the public for a number of reasons
-          There was clarification given that Greenvale Lakes Estate is in Roxburgh Park and not in the suburb of Greenvale
-          Matthew said median property values in the original established part of Greenvale will not be affected from the newer developments such as the Greenvale Gardens & Providence housing estates. They said they are different precincts and they cater for a different market.
-          Charlie raised a good point stating that Greenvale once was big on its large blocks of land and now the blocks in these news estates are soo small.
-          Another point was raised that of recent property values in Greenvale have decreased but our Hume council rates have increased

Green wedge

It was mentioned anddiscussed that on the news recently there was a report that talked about the disappearing green wedges and how they are being turned into industrial developments. There was a brief discussion to get a high profile speaker, like Mrs Hamer on the subject who is a great advocate for keeping green wedges as they are.

Daniel & Charlie discussed and reinforced the major issues of concern for Greenvale,  and that the  GRA will be committed and focused on advocatingand working towards having a state secondary college, duplicating Somerton/Mickleham Roads and improving public transport in Greenvale.
