President’s Report:

The Greenvale Recreation Centre will be charging
$19 each time we have a meeting for liability insurance.
·
This charge has been raised before, Charlie
challenged it and it was waived.

Guest Speaker ~ Jamie Grey Greenvale Shopping Centre
Jamie presented a PowerPoint presentation via Zoom. He gave us an overview of trade area and upgrades
made to the shopping recently.
The Centre has been owned by Clarendon Property Group since
2002. Coles was built in 2008, and the
centre was extended in 2009.
In 2019 the new medical centre was built, and opened in 2020. Car parking spaces have been increased, and
there has been on going upgrades, including a new gym built and office pace
upstairs.
The primary trade area (PTA) has seen strong growth by an
average of 1,000 people per year in the last 5 years. This trend is expected to continue.
The 2020 population within 3km radius of the Centre is
estimated at 22,600 and forecast to be 25,000 by 2023.
The total trade area spend is $679 million per annum at June
2021, it is predicted there will be rapid growth in both primary and second
areas. Spend in June 2026 is predicted
to be 958 million
Visitations have bounce back strong with 1.5 million people
visiting in 2021 to Nov 21, this averages at 142,100 visits per month.
New developments include:

Coles are undertaking a $4 million refurbishment
to the store, they will be introducing some new concepts in the store. It is currently under way and should be finish
by Easter.
·
Coles are looking at opening a liquor store.
·
Vale gym have moved to a new location outside of
the shopping centre.
·
They are looking at installing a kiosk phone
shop which will do repairs and purchases.
·
Sushi shop has opened.
·
Greenvale Dental has moved to the Medical
Centre. Management are currently working
on back fill for that space.
·
Charcoal chicken a new operator opened on Monday.
·
Jessie Pizza has been refitted and added
external seating.
·
Newsagency they been renovated to improve
presentation of shop.
·
A new real estate agent will be opening in 2022,
they will be situated upstairs.
·
Work to improve centre management area (security
room, cleaners room)
·
Medical Centre – Ground level is consultancy
rooms, the second level there is a physio, Greenvale Dental, cardiology
consulting and ongoing care.

Ramp modification – Ramp has been widened.
·
Community Engagement – Due to COVID, many holiday
programs had to be cancelled. Even
though it is not the holidays some have been rescheduled now such as the Springtastic
program, just to celebrate being back.

Providing as much space to retailers to meet
density limits for seating.
·
Continual improvement, safety is important to management
and getting people back into to support retailers.
·
Second Greenvale Drive entrance is going to
widened.
·
Widening of the isle near Medical Centre will be
done before Christmas.

As this was also our AGM, nominations were taken for the Executive
roles. The new Executive is:

Secretary - Caroline Dowling
·
Treasurer – Richard Baran.
It was decided meeting would be quarterly, one every 3 months. The next meeting is pencilled in for 24th
